Here's a look at all stats covered today for the month of October 2023, including separate tracking for Single Family and Condo/Townhome.

Both the SFR and condo/townhome markets saw a continued slowdown in closed sales and pending sales, a historic trend due to seasonality and exaggerated due to mortgage rates. Months of inventory remain low on both, but are moving upwards which could mean less leverage for sellers in negotiations and listings moving slower and/or at a lower price than recent times.

Real estate professionals: be sure to price your listings ahead of the market, which may mean just below fair market value. And consult with your sellers that with inventory trending upwards, this could mean listings sit a little longer than usual. Don't be too fast to discuss a price reduction. There likely isn't much competition for your listing - at least not on the resale side.

As for your buyers, there continues to be great savings with new homes as various communities around town are offering sub-6% mortgage rates and/or closing cost credits.
