Turns out not all home renos add value to your home. In fact, some projects can result in a big financial loss when it comes time to sell.

Sure HGTV always makes it look so easy and fun, but rarely do I see these shows get into the true cost of these projects and what it nets homeowners.

So before you pick up that hammer and start designing your dream chef's kitchen (*especially* if listing your home is on the horizon), take a quick peek at this post and see which home remodels have some of the worst return on investment.

Attention Sellers! 📣📣 Don't make selling your home harder than it has to be!

There are a handful of home seller faux pas you can easily avoid once you know about them. I'll quickly expound on the two of the items I find most important.

First, as tempting as it may be, don't overprice your home. That is the number one reason a house will sit on the market and not sell. Remember, your list price can be just the starting point. Getting interested buyers in the door and then negotiating from there gives you much better chances than completely putting them off from ever coming in at all because the price is way too high.

And second, pick the right agent! Repeat after me: not 👏 all 👏 agents 👏 are 👏 the 👏 same! The right agent will work hard for you and your best interests, not their own. The right agent will come up with a competitive pricing strategy for your home. The right agent will hire a qualified professional photographer to ensure the marketing photos are eye-catching. The right agent will recommend minor improvements to show your home in the best possible light and they will most likely know the right people to get those jobs done!

If your agent isn't doing any of those things for you, then they're probably not the right agent for listing your home.

Don't forget about closing costs!

Buyers and sellers can sometimes be surprised at the end of a transaction because they weren't warned about various costs associated with buying or selling a home.

So I've created a handy little post (be sure to click that save 💾 button!) to remind you of some of the possible items you might be responsible for. Of course, everything is negotiable in real estate and sometimes sellers will offer to cover a certain cost for a buyer or vice versa. It all depends on the state of the market, your agent's negotiating skills, and the particulars of each transaction.
