A new Chinese restaurant at Tivoli Village has created a buzz in Las Vegas. Yu by Sijie, which opened August 7, has a menu built around its extra crisp Peking duck and dim sum selections. The glossy-skinned duck is deftly carved tableside and served with warm pancakes, cucumber, spring onion, and sweet black bean sauce. Other dishes include steamed fish or crab swimming in chile oil, wok-fired beef nestled with vegetables, simmering seafood soups, and silky noodles all served in a palatial dining room. Fix the small stuff before you list, not after an inspection flags it 🔧

A dripping faucet, a squeaky door, a burnt-out lightbulb, none of these are dealbreakers on their own. But a home with a handful of small unfixed issues sends a signal to buyers, even if they can't quite articulate it: if this wasn't maintained, what else wasn't?

That perception matters more than the actual cost of the fixes. A buyer walking through a home with visible little flaws starts wondering about the big stuff, the roof, the HVAC, the foundation, even if there's no real connection.

A weekend spent on small repairs before your listing photos go up is almost always worth more than making the same fixes later, after an inspection flags them and a buyer is already negotiating from a place of doubt. 🏡

Posting your home on social media reaches your friends, your family, and whoever happens to scroll past that day. It's not nothing, but it's a small slice of the actual buyer pool.

Agents have access to the MLS (Multiple Listing Service), the system the vast majority of buyers and their agents actually use to find homes. Beyond that, agents tap into their own networks: other agents with buyers in your price range, past clients who might be ready to move, and people actively searching in your specific area who never would have seen your listing otherwise.

That's the real difference. A listing on your own reaches the people who already know you. A listing on the MLS reaches the market, the buyers who are actually out there looking, whether or not they've ever heard of you. 🏡

More exposure to the right buyers usually means more competition for your home, and more competition is exactly what gets you a stronger offer.⁠⁠⁠⁠
