✨WHAT HAPPENS TO YOUR HOME WHEN YOU DIE? Read below ⬇️ 👇🏾

1️⃣Mortgage-The mortgage stays with the house and has to be paid or the bank will foreclose and take it back.

🆘Call your mortgage furnisher and see if the loan is “ASSUMABLE” if not inform your family they will have to continue paying the mortgage in your name or someone will have to qualify for it as if they were applying for a new mortgage loan.

2️⃣No Will- Probate will decide who inherit the property. This may take years ( one of my clients have been fighting for 10 years to get his parent home) and will cost a lot of money in court and lawyers fees.

This is how inheritance goes for example:

Your parent pass away and you have 3 siblings. The home will be appointed to the OLDEST LIVING sibling. When that sibling passes away and they have no will it goes to their oldest kid, NOT the next living sibling. If they have no kids like the example and the next oldest sibling is deceased, then the property goes to the oldest kid of the middle child. This is only if there’s NO WILL!

Sibling 1: Oldest with no kids
Sibling 2: Middle Child( deceased) but has 2 living kids
Sibling 3: Youngest with 3 kids

3️⃣Will- Still needs to go to probate court but the judge will follow your will. Still takes a lot of time and a lot of money but your last wishes will be granted!

4️⃣Trust- Skips court and goes directly to who you have appointed to take care of the Trust and Assets. No court cost, no probate court, and you have complete privacy. No one knows your address, you’re not receiving calls from realtors trying get to sell. ( This is what celebrities use so you can’t look up their address or track them)

✨Will preparation is around $450-$650 ( don’t forget court cost and lawyer fees) and Trust preparation is about $2,000-$5,000 depending on your assets.
