🏢 Thinking About Buying a Condo?🏢

Here’s Something You Need to Know.

Getting approved for the loan is only half the battle.

The condo building has to qualify, too.

Think about it this way…

You’re not just buying your condo. You’re also buying into a small piece of the roof, pool, elevators, parking areas, insurance costs, maintenance—and future repairs.

And if the HOA hasn’t saved enough money for those expenses, guess who could end up helping pay the bill later?

👉 You.

With recent changes to Fannie Mae and Freddie Mac condo review requirements, lenders may and will be taking a closer look at the financial health, insurance, and condition of condo communities.

So before you fall in love with the kitchen or start imagining your morning coffee on that balcony ☕️, ask some important questions:

🏠 Does the HOA have adequate reserves?
🔨 Are major repairs coming?
💰 Are there current or upcoming special assessments?
🛡️ Is the building properly insured?
🏦 Is the condo eligible for the type of financing I need?

And remember…

A low HOA payment isn’t always a bargain.

Sometimes it simply means the community hasn’t been putting enough money aside for the expensive stuff.

Buying a condo can be a great choice—you just want to know what you’re buying into before you buy.
