The MOVE Act is a proposed law that could let homeowners take their existing mortgage with them when they move.
The proposed transfer would need to happen within 90 days of selling your original property.

If the new home costs more, the existing mortgage would only cover the remaining balance, and you would need to cover the difference with equity, a down payment, or additional financing.

The goal is to reduce the “rate-lock” effect when homeowners hesitate to sell because they have a much lower mortgage rate than what is available today.

BUT HERE’S THE IMPORTANT PART: This is only a proposal. It is NOT law yet, and lenders cannot currently offer portable conventional mortgages under this bill.

If enacted, this could potentially make it easier for homeowners to move and could help bring more homes onto the market.
