The Vegas real estate market is doing well. Inventory is low and prices are holding. Don’t be afraid to buy. I hear people saying that “the market will crash”!! Let’s put this out there for you to understand why it will not crash.

1) previous crash was caused by bad loans. Stated income loans crushed us because people lied and didn’t have to show proof. The requirement was only a credit score basically. That means people working the fries At McDonald’s with a 700 credit score was given loans and the sellers were crediting the buyers with down payment.

2) Adjustable rates on loans started around 15% and ever year the rate went up for a minimum of 4 years. Can you imagine a 1500 payment growing to 2500 or more.

3) Inflation will not change your current rate if you are locked in. Gas and food yup but mortgage and rate will stay the same.

LASTLY!!
The homes prices in Vegas was the lowest and hardest hit during the housing market crash. The home values have been undervalued in terms of how the economy has grown and gotten back after it was over. Rents was also undervalued for a city with significant growth. They are finally making the adjustment and was doing so prior to the Covid shutdown. You know.. the same shutdown that made most people say the market will crash again. The difference now is that most companies were already moving towards have people work from home. That helped “Eliminate” a lot of business office to scale back. Yes the lower level income is hurting. However, the middle class such as skilled jobs like nurses truck drivers and most union jobs are still making good money. Yes they have to spend more for a home but it’s within range for them as buyers. If you don’t have a down payment but have a 600 or better score. You can buy and it’s assistance out there for you.
