What is the most dangerous part of a home inspection? It is probably not what you think! Here are some of the risks we face, and how we manage them:

1. Falling - As part of our pre-inspection email, we ask that the area around the attic access be cleared so we can set the ladder up safely. We also stay on the attic platform instead of hopping from joist to joist.

2. Fires - We follow a set process when inspecting ovens to confirm they are empty before testing and fully off afterward. Gas appliances and fireplaces also require a careful startup and inspection procedure.

3. People - This one may be surprising, but we've run into angry neighbors and squatters in the past. We wear a high-visibility vest and set up signage so neighbors know an inspection is in progress. If we see any signs of squatters, we keep in close contact with the agent.

Every inspection comes with some risk, but clear communication with our clients and agents, along with consistent procedures for our team, helps us reduce that risk as much as possible.
