According to data from the 2024 American Community Survey, 46% of adults in the U.S. currently live in the state where they were born!

However, where you live makes a huge difference:

Highest retention: West Virginia (64.2%), North Dakota (63.7%), and Minnesota (62.9%) keep the most locals at home.

Lowest retention: Hawaii (18.2%), Nevada (23.4%), and California (24.6%) have the fewest native residents.

Midwestern and Great Plains states show the highest percentage of adults staying put, while Sunbelt and Western states see massive population turnover.

📊 Las Vegas Market Update: Week of July 20th! ☀️🏡

The latest market data is in! Here is what these numbers actually mean for you if you are thinking about buying or selling a home right now:

💰 Median Price: $490,000

What it means: Prices are holding steady with 0.0% change since last month. The market isn't skyrocketing out of control, but prices aren't dropping either. It's a stable time to value a home or plan a budget.

📈 Sold Units: Up 18.3%

What it means: Buyers are highly active. More people are successfully closing on homes right now compared to last month, showing strong demand despite steady prices.

🤝 Under Contract: 3,002 Total

What it means: A lot of business is moving. There are over 3,000 homes currently tied up in escrow, proving that the local market is moving at a healthy pace.

🏡 Active Listings: 7,741 (Up 2.2%)

What it means: Buyers have slightly more options this month. While inventory is still relatively tight, a 2.2% bump gives you a few more homes to look at during your search.

⏱️ Average Days on Market: 37 Days

What it means: You have to move quickly. Good homes are finding buyers in just over a month. Sellers can expect a reasonably fast sale if the home is priced right.
