Congratulations to my buyer clients! They were looking for 2 BRs, I found them 3, meticulously remodeled by a retired general contractor at less than they were willing to pay AND below market value. Plus, I was able to negotiate all the furniture at no extra cost. They're over-the-moon happy. This is the best part of my job--helping others find the perfect home where they're happy. It's such a privilege to put my near-20 years of experience to work serving others. : )

STRONG APPRECIATION! That's what we're seeing in Las Vegas for both homes (SFRs) and condos & townhomes. See below charts for the 8-year averages. As a baseline, the 100-year average for U.S. homes is 4%. In a market with higher-than-normal mortgage rates, Las Vegas has averaged 6.6% for homes and 10.3% for condos—much stronger than the national average.

It's such a pleasure and honor to serve people with what is usually their largest asset. In this case, my clients, Caleb & Brittany, needed to sell to purchase their dream home out of state. Because of the intricacies of the deal, there were a lot more moving parts than usual. Update on the LV housing market. In 8 months this year, SFR appreciation has eclipsed ALL of 2023. Yes, prices dipped a skosh from last month ($480K to $477K), but over all prices CONTINUE TO RISE. When rates retreat into the 5%s, expect a stampede of buyers. Guess what happens when demand goes up? Yup, prices will, too.

Today is the 10-year anniversary of bringing Ranger Roo home. Gotta' admit, he's a pretty good dog. Guess I'll keep him one more day...

Bruiser, my Boxer, wasn't--how shall I put this?--ENTHRALLED with the addition of another dog the evening I brought Ranger home. I had to put Bruiser in his cage so Ranger could have some peace. Took two weeks before Bruiser would accept him--old grump! Then they became best buds.

Dogs are some of the best people you'll ever meet.
