Most Las Vegas home sellers don’t lose money because of one huge mistake.
It usually happens through a series of smaller decisions made before and during the sale.
Pricing a little too aggressively. Spending money on the wrong updates. Going live before the house is ready. Choosing an offer because the number looks great without looking closely enough at the terms.
And one I think gets overlooked all the time: focusing so much on the sales price that you forget about the number that actually matters.. what you walk away with.
If I were selling my own home in Las Vegas, I’d want to know three things before making any major decisions:
What will the market realistically support?
What actually needs to be done before listing—and what doesn’t?
And what does the sale need to look like for my next move to work?
That’s the strategy piece that matters long before a listing ever hits the market.
