People think we choose Airbnb locations based on cute houses. 🏡

We don’t.

When we look for a property, the house is actually the last thing we consider.

First we ask:

🏥 Is it near a hospital?
🍽 Is there good food nearby?
🏙 Is it close to downtown?
🎓 Is there a college in the area?
🛣 Is it near a major highway?

Because most of our guests aren’t on vacation.

They’re traveling nurses 👩‍⚕️, contractors 👷‍♂️, families visiting loved ones 👨‍👩‍👧, workers in town for projects 🛠, or people just passing through 🚗.

If you want your short-term rental to stay booked…

Stop asking “Is this house cute?”

Start asking
“Who actually needs a place to stay here?”

That one question changes everything.

This short-term rental home was honestly my absolute favorite to prepare for guests. I went all out on the decorations, making sure it felt cozy and welcoming—like a real family home where you can walk in, kick your legs up, and truly relax.

One thing the kids and I always do when we set up a short-term rental is spend a night there ourselves. It’s the best way to make sure everything a guest might need is actually there and working the way it should.

If there’s one thing I’ve learned through setting up short-term rentals, it’s this: if I can’t stay there with my own family and feel comfortable and at home, then no one else will feel that way either.
