Most homeowners rent out their home before they ask the right question.
Not "how much can I get." That one is easy to answer and it's usually wrong.
The real question is what the home costs you every month once it's occupied. Taxes, insurance, HOA, maintenance, the months it sits empty between tenants. Rent has to cover all of that, not just the mortgage.
If you've never run those numbers, you're guessing. Send me a message and I'll put together a complimentary rental analysis so you're not.
