Well, it’s no secret that the U.S. economy is currently grinding to a halt. And many experts are predicting that the housing market is going to take a dive here in the next month as well (which means less money for sellers). 😢

Of course, there are never any guarantees of what the market is going to do. But if you’re nervous about selling your home, we totally understand. 😱 Do NOT Make a Decision Based On Fear — It’s never good to make a rash decision based on fear of what the market may or may not do. Historically, people who try to predict the market based on their own fear and anxiety end up making mistakes. So take a deep breath :)

🎓 Educate Yourself — It’s easier than ever to do your own research online and figure out what’s the best course of action for you and your family. Take advantage of that fact!

📈 What Goes Down Must Come Up — If you’re not in a hurry to sell your home, then you might consider either trying to finish your pending sale within the next month or just waiting to see what happens. The housing market will always fluctuate and there will always be another good time to sell in the future. So if you can wait it out, then you might consider doing so.

Wanting to sell your house with liens on it?

Don’t worry.

Even with liens issued against your property, there are things you can do to try and sell your house.

For example...

Start a Repayment Plan — Most creditors just want their money back and they would be more than happy to put you on some sort of payment plan. It might take a while to get back to where you need to be and you might have to play catch up for a bit, but this is definitely an option.

Dispute The Lien — You don’t want to do this if you think the lien is legitimate. But if you think it’s unjustified, gather your evidence (as much evidence as you can) and dispute the lien.

DON’T Wait To Lose Your Home — Ultimately, if you let liens go on without disputing them or trying to pay them off, you run the risk of losing your home. So the worst thing you can do... is nothing. At the very least, try to negotiate the liens to be more affordable.

Have terrible tenants that you need to get rid of?

Oh boy...

I know, I know. It seems like a nightmare. How do you get rid of bad tenants (legally)? And how do you get rid of them as soon as possible so they stop destroying your property?

Well, since we’re in the real estate business, we’ve helped A LOT of people evict tenants.

Here’s the process...

1. Understand The Laws — Before you evict your tenants, you need to understand your city and state laws for doing so. A quick Google search, calling a lawyer, or glancing at the lease will give you a lot of information.

2. Have a Documented Reason For Eviction — Make sure you document the exact reason that you’re evicting the tenant and that you have PROOF of your claim. Highlight what specific agreement they broke in the lease.

3. Try to Reason With Your Tenants — Before serving an eviction notice, try to reason with your tenants one last time. But also remember that it’s bad business to try and reason with someone who isn’t paying rent or is being dishonest. If someone doesn’t honor the terms you set, it’s probably time to move toward an eviction.

4. Give a Formal Notice of Eviction — You’ll need to provide a formal eviction notice to the tenant. This should make clear WHY they are getting evicted, when, and what they can do to avoid eviction.

5. Prepare for the Court Hearing — Make sure to file your eviction with the courts and prepare for the court hearing appropriately with lease agreements, bounced checks, communication records, or any other pertinent documents. Or if this sounds too intense, you could hire an attorney to do the fighting for you. So long as the court sides with you, the tenant will be forced to leave the property within a certain period of time.

Trying to sell your house with code violations? Ugh.

Maybe you can’t list your house on the MLS because it’s in disrepair and you’re probably ALSO worried about getting fined for code violations...

Here’s what you should do...

Estimate Repair Costs — If you’re going to sell your house and you can’t afford to make all the repairs yourself, then you’ll need to factor in the cost of those damages and deduct that from the selling price. Buyers probably won’t want to purchase your property for market value unless it’s in market condition.

Fix The Small Stuff — You might want to try and do some of your own repairs. With code violations, you won’t be able to sell to a typical buyer that gets a bank loan. So if you want to sell the traditional way, you’ll need to do some fixing up or hire a contractor to do it for you.

Have The House Cleaned — It’s almost impossible to sell a house on today’s market if it isn’t sparkly clean. Most buyers expect clean, staged homes when viewing houses. You’ll want to get rid of all trash, fix code violations, leave utilities up and running, and maybe even hire a professional home stager.

You’re thinking of selling your home ​to a professional home buyer — someone who will buy your house as-is for cash and close within just a few weeks...

But how do you know you can TRUST the person or company you choose? Here are 4 red flags to watch out for...

1. They Don’t Follow Through — If the professional buyer says they’re going to call you tomorrow... and they don’t call, or they say they’re going to show up at a certain time... and they don’t show up, that’s a scary indicator of things to come. A good professional buyer will do what they say they’re going to do, even with the little things.

2. They Don’t Have REAL Reviews — How do you know if the reviews for a professional buyer’s business are real and trustworthy? Well, someone who’s running an honest business won’t make everyone happy. They should have some positive AND some negative reviews (obviously leaning toward more positive than negative). If you can’t find any negative reviews, then something has probably been tampered with.

3. They Don’t Use a Title Company or Attorney — If the professional buyer is promising to close in less time than is even possible for title work to be done (“We close in 48 hours!”) or they do their own title work in-house, ask to speak with some people who’ve worked with the company in the past to make sure they aren’t trying to pull a fast one. We do not recommend purchasing or selling via a Quit Claim Deed.

4. They Are Pressuring You To Sell NOW — A trustworthy professional homebuyer will never pressure you to sell your house right away. It shouldn’t make any difference to their business WHEN you decide to sell, so be careful of buyers who say “This offer only stands for 24 hours!” or “I can only buy one house” or “I have other people waiting.”
