Listed at $1,399,000
Sold in 7 days — for full asking!

The comps said 6 months. But my Griffin AI system predicted the buyer was already in Las Vegas (rare at this price point). With that data, I launched hyper-targeted ads across social media and Google.

Sure enough — the buyer came from Vegas.

We negotiated hard, closed at $1.399M (that’s $30K over the next highest comp), and the sellers got a 90-day leaseback to plan their next move.

Plus, they saved $41,000 in commission thanks to my 3% total plan (covering both agents).

The Summerlin Real Estate Market update for May of 2023!

In the month of May, the Summerlin real estate market turned out the following:

🚀798 Active Listings on the market
🚀415 of them sold
🚀$415,199 was the average sales price
🚀40 days were the average days on market
🚀98.2% closed to list price ratio
🚀32 Homes expired in Summerlin in May
🚀3-month supply of inventory right now in Summerlin

In Summary the May results for the Summerlin real estate market were just ok. The encouraging news was that the average days on market were just 40 days. Also, the closed to list price ratio of 98.2% is very strong and shows that Summerlin is in demand. However, you have to price your home correctly from the start to get your Summerlin home sold.
