After some patience, creativity, and perseverance we have entered the Boise market with our acquisition of the Northgate Shopping Center (145k SF shadow anchored Albertsons center) which we originally offered on in 2024. We have been tracking the Pacific Northwest market for a few years and thought retail in Boise was the right way to enter a market that we have long term conviction in. With the explosive growth from Covid and the continued positive economic drivers from a quality of life standpoint, pro business environment, and Micron as a major economic driver we see immediate and long term advantages to the Boise market.

In the nature of value add real estate, you can't have every problem solved before closing, but you can mitigate a lot of risks along the way. We facilitated a 1031 exchange for one of our investors into this transaction while accommodating the regulatory framework of a Lifeco senior loan.

This deal fits the narrative of VAC Development chasing opportunistic assets in growth markets that don't fit the institutional box but can be turned into an institutional quality asset after we execute our business plan. We have put together a great team, grateful for everyone who got this transaction over the finish line. Looking to make this a great property with new tenants, new look, and new management.
