3 things every Las Vegas buyer should do before making an offer right now.
The market has shifted in your favor. Prices are down, inventory is up, and sellers are negotiating. But that does not mean you walk in unprepared. The buyers who win right now are the ones who do these three things before they ever step into a home.
1. Get fully pre-approved, not just pre-qualified.
There is a real difference. Pre-qualification is a quick estimate based on what you tell a lender. Pre-approval means they have reviewed your income, assets, and credit. In a market where sellers are still getting multiple offers on well-priced homes, a pre-approval letter carries weight. A pre-qualification letter does not.
2. Know your target neighborhoods before you start touring.
Las Vegas is not one market. Summerlin, Henderson, North Las Vegas, and the Southwest all move differently in terms of price, days on market, and competition. Touring randomly wastes time and creates confusion. Come in with a short list of two or three areas that match your budget, commute, and lifestyle. Then go deep on those.
3. Understand what concessions to ask for and when.
Sellers right now are offering rate buydowns, closing cost credits, and repair allowances that were not on the table 18 months ago. But you have to know how to ask. Asking for everything upfront on a well-priced home can kill a deal. Knowing which concessions move the needle for your specific situation is where a good agent earns their fee.
