April 2026 Housing Update: Is NOW actually a good time to buy a house?

If you've been sitting on the sidelines waiting for the "perfect" moment... this spring might be giving us one of the better windows we've seen in a while.

Mortgage rates have stabilized around 6.4% (with some small dips), inventory is finally climbing (over 4,000 active listings in Vegas alone), and homes are sitting on the market longer — which means more choices and real negotiation power for buyers.

In Las Vegas, median prices are holding steady around $482k with some softening in certain price points, and we're seeing more sellers offering concessions, price reductions, and even builder incentives on new construction.

For pre-approved buyers who are ready to move (especially first-timers or those looking in the $400k–$550k range), this feels like breathing room that was missing last year. More supply = less crazy competition, and you can actually negotiate without getting into bidding wars.

Of course, it depends on your situation — rates aren't back to pandemic lows, and you still need to run the numbers on the full cost (taxes, insurance, etc.). But if you're planning to stay 5+ years and you've got your finances in order, waiting might mean missing out on the concessions that are available right now before summer heats up.
