Is the Las Vegas housing market crashing?

If you've been following the headlines, you'd think we're either headed for a housing collapse or another buying frenzy. The reality? The numbers tell a very different story. In this mid-year Las Vegas market update, I break down:

🏠 Home prices year-over-year
πŸ“ˆ Inventory levels and what they mean for buyers
πŸ“‰ Why sales volume has slowed
πŸ’° Mortgage rates and affordability
πŸ“Š What I'm watching for the rest of 2026

The big surprise?

Inventory is up.
Home prices are up. (Record High May 2026)
Sales volume is down.

So what's really happening? Let's look at the actual numbers instead of the headlines.

If you're thinking about buying, selling, investing, or simply wondering what your home may be worth in today's market, this update is for you.

πŸ“ Las Vegas, Nevada
πŸ“ Northwest Las Vegas
πŸ“ Summerlin
πŸ“ Centennial Hills
πŸ“ Providence
πŸ“ Skye Canyon
πŸ“ Valley Vista
πŸ“ Henderson

Have questions about the market? Drop them in the comments and I'll do my best to answer them in a future market update.

Las Vegas Home Values Go Down in December 2025.

Nov. 2025 $489K
Dec. 2025 $470K

November 2025 numbers jumped nearly $15K up from Octobers numbers at $475K, and December dropped almost $19K. The last time we were at $470K was September 2025. Prior to September values had not dipped down this low since April of 2024 when values were at $469K.

The market is trying to find solid ground, the battle continues on prices and rates.

The December numbers are in from MLS. Final numbers will be issued from LVRE within 7 days and are subject to adjustment.
