Here's What's Moving the Needle in the Las Vegas Real Estate Market

What's Up With Rates
Rates are getting a little help this week.

Stocks are lower, mortgage bonds are moving higher, and the 10-year Treasury has improved after holding around 4.51%. Oil prices dropped sharply, falling toward $70 a barrel after news that the U.S. granted Iran a 60-day license to sell oil internationally. Lower oil prices help ease inflation pressure, which is positive for mortgage rates.

The big report to watch this week is Thursday's PCE inflation report. That is one of the Fed's favorite inflation gauges.

The market expects inflation to tick slightly higher, but there is a little context here. The report looks backward to May, when oil prices were much higher than they are today. Since oil has dropped quite a bit, the market may not overreact unless the report comes in much hotter than expected.

Employment data is also showing some improvement, but job growth still is not exactly setting the world on fire. Most of the strength is coming from areas like healthcare and education, so the labor market is still something to watch.

The takeaway.....rates are showing some positive movement, and if inflation keeps cooling with oil prices lower, buyers may get a better window before more competition comes back into the market.

Markets saw more movement this week as investors reacted to global headlines, higher energy prices and new economic data.

Here's a quick breakdown:

The 10-year Treasury briefly reached 4.40% before moving back into the 4.35% range, meaning mortgage rates saw some pressure earlier in the week before easing.

The Strait of Hormuz remains closed, keeping oil and gas prices elevated. Next week's CPI and PPI reports will be watched closely because they measure inflation at the consumer and business levels, giving markets a read on how higher energy prices are impacting costs.

ISM Services Prices Paid, which tracks what service-sector businesses are paying for goods and services, held at 70.7, showing cost pressures remain elevated.

ADP Employment showed private-sector job growth of 109K in April, up from 62K the prior month but below expectations of 120K. This points to a labor market that is still adding jobs but not accelerating too quickly.

Overall, rates are still reacting quickly to both economic data and global events. For buyers, staying ready remains important because even small rate changes can impact affordability and monthly payments.
