Start with what the camera will exaggerate: scuffed paint, chipped caulk, dead bulbs, wall dings, loose hardware, and worn entry details. Working but older systems or bigger items that need bids can often be handled later through pricing, credits, or negotiation.

In Las Vegas, bright light and sharp listing photos make small wear stand out fast. I usually split the list into visual fixes now and strategy items later.
