Homebuyers Seek Out Affordable Sun Belt Cities
Many homebuyers are setting their sights on affordable Sun Belt cities, with Florida and Las Vegas emerging as especially popular choices. In fact, we’re seeing the highest percentage of buyers relocating between cities since 2021—18.7% are making moves, often away from expensive coastal areas. As someone who’s been part of the Las Vegas real estate community for years, I know first-hand how our market continues to attract those looking for value and opportunity. Providing clients with the latest market insights is always my priority, and it’s clear that Southern Nevada is catching the attention of buyers searching for both affordability and lifestyle.

US Inventory Growth Slows Stays Soft
As someone who’s made it a priority to stay on top of market trends here in Southern Nevada, I’m always watching national inventory shifts closely. By mid-Q3 2026, active listings across the US reached 1.14 million—about a 4% increase year-over-year from 1.1 million. But that’s a much slower climb compared to the previous year’s 21% jump, even after bouncing back from a low point of just 2% growth in late Q2. Eighteen states and DC have now surpassed their pre-pandemic 2019 inventory levels, though nationwide, we’re still about 8% below—1.14 million versus 1.24 million active listings. The rapid post-boom softening has calmed, leaving us with a softer, flatter market and prices holding steady year-over-year. Still, higher yields and mortgage rates may continue to challenge buyer and seller momentum. My focus is to provide clients with clear, timely insights so they can make informed decisions—especially as the market continues to shift.

Builders Pull Every Lever to Keep Buyers Engaged in August
August brought a slight uptick in new-home sales, rising 1.7% from July, though activity is still 2.3% below last year as mortgage rates remain above 7%. Builders are doing everything they can—price reductions, incentives—to keep buyers interested, but the response has been measured. Interestingly, high-end home prices saw a 2.2% increase, while entry-level and move-up price points inched down. As a Las Vegas broker with deep experience in buyer representation and an ongoing commitment to market education, I always keep a close eye on these trends to help clients make informed decisions. Staying aware of how shifting prices and incentives impact various segments is key to navigating Southern Nevada’s evolving real estate landscape.

Are the Scales Tipping Toward Buyers? Reports Say Maybe
This August, seller concessions climbed to 44.7%—the highest level we’ve seen since 2020. As demand shows renewed strength and the lock-in effect weakens, we’re also seeing 15.8% of sales now include both price reductions and concessions. Delistings are down 12.6% year-over-year, indicating that more homes are staying on the market and finding buyers. In the Sun Belt, activity is especially pronounced, with Atlanta leading at 72.8%. As someone who’s dedicated to providing up-to-date market insights for Southern Nevada, I’m watching these shifts closely. Staying informed is key to navigating the current landscape—whether you’re considering your next move as a buyer or seller.

Northern Nevada Housing Market Adapts to New Mortgage Rates
With Reno’s median home price climbing to $659,777—just shy of its record—and 30-year mortgage rates now at 7.12%, northern Nevada’s housing market is navigating some unique terrain. Inflation and our region’s limited land supply are the main forces behind these numbers. For buyers, this means that negotiating for seller credits or exploring rate buy-downs can be smart ways to manage costs. Drawing on my experience and ongoing real estate education across Southern Nevada, I’m always focused on helping clients understand the current landscape and identify options that work for their needs.

U.S. Sellers Outnumber Buyers by 57.9%
This Mid-Q3, the national real estate picture revealed a striking shift: sellers outnumbered buyers by 57.9%, the widest margin we’ve seen since 2013. Across the U.S., there were 1.53 million sellers and 972,300 buyers—an imbalance largely driven by a 3.9% monthly jump in new listings, the most significant rise on record for this major portal. Buyer activity, by contrast, nudged up just 0.1% nationwide. For those actively searching, this meant real negotiating power: three out of five homes sold below their original list price, and inventory reached its highest point since 2020. Still, affordability remains a challenge with 30-year mortgage rates in the high-6% range and the national median sale price up 2.2% year-over-year. The easing of the so-called ‘mortgage lock-in’ encouraged more owners to list, but overall demand stayed limited—existing-home sales slipped 2% to an annual pace of 3.98 million. As someone who prioritizes up-to-date market insights for clients across Southern Nevada, I’m watching these trends closely to help you navigate every shift in today’s dynamic market.
