We wrapped up our Collaboration Over Competition Challenge in Las Vegas last night, and the evening reminded me why we’re building this community.

We laughed.

Let’s talk about appraisals for a moment… 🏡

My Sweets, this is one of those steps in the home buying process that doesn’t always get talked about—but it’s so important.

Here’s how it works:

📊 A licensed appraiser looks at the home’s condition, size, features, and recent sales nearby
🏠 They visit the property—inside and out
📄 Then they create a report with the home’s estimated value

This step helps confirm the home is worth the price being offered.

If the appraisal comes in low, it can affect negotiations and sometimes requires adjusting the deal.

The good news? When you understand the process, you walk in feeling confident—not caught off guard.
