The Big July 4th Celebration

The grand finale takes place on July 4th, when multiple resorts along the Strip launch synchronized fireworks displays at the same time. The result? A breathtaking spectacle that transforms the entire Las Vegas skyline into a sea of red, white, and blue.

Investor purchases hit lowest level since ‘20 👀Less investors = more opportunity for your clients.

In Vegas, luxury is on fire!! 193 Holmes 1mil + sold in March, up 25% from Feb. Average luxury price 1.4 mil.

California equity is flooding the Vegas market. You working it?

Mortgage rates now at their highest point in 9 months. Let me explain:

🪖 War in Iran — Global conflict makes investors nervous, pushing borrowing costs higher. Rates were 5.99% right before the war.

⛽ Oil prices spiked — The war drove consumer prices up 3.8% — when everything costs more, rates rise too.

📈 Inflation too high — Hot inflation numbers keep forcing borrowing costs up.

🏦 Bond market reacting — Treasury yields hit their highest since 2007. Mortgage rates follow like a shadow.

😬 No clear ending — Every peace rumor drops rates; every refusal sends them back up.

🔮 No relief soon — Economists expect rates to stay above 6% all year.​​​​​​​​​​​​​​​​

War + oil + inflation = expensive mortgages. Simple as that.​​​​​​​​​​​​​​​​

The good news is pending sales are up 10% above last May nationally. 👍🏼

Rates dipped… and builders are slashing prices to move inventory.

New home prices dropped to a median of $387,400 — down 5.3% from last month and 6.2% YoY. Big drops. Builders are negotiating. 👀

Oddsmakers now put the highest probability on the Fed cutting rates before Sept. Bond market’s sniffing it out early.

Don’t believe the headlines. Mortgage delinquencies are rising but are chill. Nowhere near a crash. Around 3% now vs 11% in ‘09 🧊

77% of buyers spent more than their planned budget when buying a house (10% blew it by $80K+) 💸 Buying is emotional… easy to freak out mid-deal.

64% of lenders blame rates for slowdown… only 49% of buyers say they really care about rates.

It’s not just rates. It’s expectations and deal structure.

If your escrows are shaky or buyers are panicking, that’s fixable.

BIGGER story nobody’s talking about YET: Fannie/Freddie are finally allowing newer credit models that can count rent + utility payments. Huge win for first-time buyers who’ve been “credit invisible.” 🏡⚡️

That means more approvals. More buyers. More closings.

That also means buyers you wrote off last year may qualify now or soon. Think about your “almost” clients, the ones who couldn’t quite get there on credit. Worth a second look. 👀
