The House passed the Housing for the 21st Century Act 390-9, a rare bipartisan effort aimed at easing regulations and addressing a nationwide shortage of roughly 5 million homes. I believe Ray Dalio accurately explains why economic bubbles form across different sectors. In essence, bubbles are fueled by excessive debt, and the biggest risk today is that the massive debt built up across multiple sectors could become the catalyst that bursts these bubbles.

As someone working in real estate, I’m seeing this firsthand. Commercial real estate is facing both a market bubble and a lending bubble. Lenders are beginning to see commercial loans fall into default, which is a warning sign that the system is under stress.

The real danger is that the debt propping up these bubbles could suddenly become unserviceable. If borrowers across various sectors can’t meet their payment obligations, the entire structure could become insolvent. This could trigger a credit-driven domino effect, spreading instability across both domestic and international markets.

We’ve seen a version of this before. The 1929 Great Depression was fueled by excessive debt—particularly margin loans—used to buy into nearly every corner of the stock market. Today, the situation may be even more precarious because the scale of global debt is far larger and more interconnected than it was in 1929.
