More good news for real estate buyers - even first home buyers! The average interest rate for 30-year mortgages has dropped to 4.10%, down from the rate a year ago an average 0.5 point. And 15-year mortgage rates averaged 3.23 for 30-year mortgages, an average 0.6 point drop from a year ago. Thinking about buying again? It never hurts to look!

Wow. It has been a fine summer in Las Vegas - even the weather eased up on us a little. But the big news is that Las Vegas is 5th out of 8 markets on the national list for highest price gain for listings. Our median price is $193,790, placing us behind Stockton-Lodi (CA), our neighbor to the north Reno, Corpus Christi (TX) and Sacramento. Good news for sellers indeed!

The real estate market has slowed down a bit here in Las Vegas. New home sales were down in April 34% from last year, and sales overall are down 25% from the same period. On the other hand, the average closing price was up 20% from the first quarter of 2013. AND Las Vegas is out of the position of highest foreclosure rate, now only 8th in the nation. Real recovery takes time, and our small leaps forward will take us there.

As of Good Friday, there are 10,360 homes listed for conventional sale in the Greater Las Vegas area, and only 5,409 short sales. Is the Easter Bunny bringing buyers, or more sellers?

A most unique home just sold in LAs Vegas. Built during the Cold War, it is a 5000 square foot, 2 bedroom, 3 bath bunker home built under a conventional two-story home in a 15,200 square foot basement that includes a casita. Talk about security!

Wells Fargo Bank has lowered its requirements to qualify for a home loan accepted by the Federal Housing Authority. The bank now accepts a credit score of 600, 40 points lower than previously. A few smaller banks in the Las Vegas Valley are accepting scores as low as 580, the lowest the FHA allows. The loans are still fully documented, and borrowers must still show they have the income to qualify. This is a BIG DEAL, and makes it a little easier for would-be buyers to move into their own homes!

The 30-year fixed-rate mortgage fell to 4.47 percent from 4.54 percent last week. A month ago, it was 4.5 percent. This is good news for home buyers, though not as good for investors. Thinking about buying a home?

March statistics are in, and the news is looking up. we are seeing a modest 2.1% price climb from February to a median price of $195,000. More homes came up for sale than February (2.3%), which is good for inventory. More than 25% of the 13,944 homes available for sale were new on the market. Short sales and bank-owned properties continue to decline.

Interesting about the Vegas market - the median price of homes last month was 22% higher than a year ago (a median price of $160,000, but the sales were down 9.2% last month. Sellers are not exactly standing in line to sell their homes, even as prices climb. Distressed properties are becoming harder to find, and even new builds are down slightly.

The good news is that Las Vegas home sale prices are up 26.7% from a year ago (national average prices are up 13.4% for the same period). But the inventory of homes for sale is low. Thinking about t a move? Buyers are looking!!
