I've had to have some hard conversations in this job. The one that never gets easier is sitting across from a seller three weeks after a price reduction, knowing we had a really solid offer on day five.
The first offer almost always comes from the buyer who's been waiting for exactly what you have. They move fast because they're ready. When that offer feels "too quick" and you let it go, the waiting game starts. And it rarely ends the way sellers hope.
