Some quick market insight to start your day:

📉 Mortgage rates are holding steady—as flat as the desert horizon—but FHA rates have officially dipped back under 6% on average.

📈 NAR (National Association of REALTORS®) is projecting double-digit home-sale growth in 2026.
As rates normalize → sidelined buyers return → competition heats up again.

🏡 Home prices are still expected to climb another ~4%.

📊 Las Vegas inventory is up ~31% year-over-year, giving buyers more breathing room than we’ve seen in a while.

💬 Consumer confidence is split:
• 50+ buyers say the economy feels “fairly good.”
• Buyers 18–49 say it feels “fairly bad.”
And confidence = buying power. Older buyers are writing checks. Younger buyers are talking themselves out of opportunities.
