If you've been considering a new home in Summerlin, this is a good time to pay attention to what builders are offering.

I'm seeing incentives on select homes that can help with financing costs, upgrades and other expenses associated with the purchase. In some cases, current incentives are reaching as high as $100,000*

The offers vary considerably by builder, community and individual home, and they change. That's why I don't recommend choosing a new home based on the advertised incentive alone.

I keep track of what's available across Summerlin so I can help my buyers compare the homes, incentives and overall numbers before deciding where the best opportunity is.

July brought a few notable shifts to the Las Vegas housing market.

Single-family home sales fell 11.1% from June, which is a meaningful monthly decline, but sales were still 1.2% higher than July of last year. New listings were also slightly lower for the month, while the number of homes available for sale increased to 7,442.

The median sold price moved to $480,000, down 2% from June and 1% from a year ago.

For buyers, the increase in available homes means more properties to consider and more opportunity to be selective. For sellers, 2,046 homes still changed hands during July. Pricing, presentation, and understanding the competition around your home continue to matter.

I pay attention to these numbers every month because they help us make better decisions, whether you're considering buying, selling, or simply keeping an eye on your home's value.

For several years, buying a home often meant making decisions quickly.

Homes received multiple offers, buyers waived contingencies, and there was very little room to negotiate. If you hesitated, someone else was ready to step in.

Today's market is different.

Buyers have opportunities they haven't seen in years.

In many cases, buyers have more time to compare homes, negotiate repairs or closing costs, and make thoughtful decisions without the intense pressure that defined the pandemic market.

While many buyers are focused on waiting for lower mortgage rates, they may be overlooking some of the advantages available today.

The best opportunity isn't always tied to one interest rate. Sometimes it's having the flexibility to find the right home, negotiate favorable terms, and move forward with confidence.

Some homes are memorable because of their finishes.

Others because of their story.

This home had both.

I'm excited for my buyers, who are now the next owners of one of Las Vegas' most recognizable historic estates—the former residence of the casino visionary behind Caesars Palace and Circus Circus. Thoughtfully updated while preserving its mid-century character, the home overlooks the Las Vegas National Golf Course and represents a unique piece of the city's history.

Helping buyers find the right home isn't always about finding the newest listing. Sometimes it's about recognizing an opportunity that's unlike anything else on the market.

When people talk about waiting to buy a home, the conversation usually centers on one question:

"Will mortgage rates come down?"

That's an important consideration, but it's only part of the picture.

There's another concept worth thinking about: opportunity cost.

Opportunity cost is simply what you give up by choosing one option over another.

If you decide to wait, you may be giving up more than the chance at a lower interest rate. You could also be postponing the opportunity to build equity, benefit from future appreciation, or enjoy the freedom that comes with owning a home.

The important thing is making sure you're weighing all of the tradeoffs—not just one.
