September’s housing signals tell a nuanced story: after eight months of steady gains, pending home sales dipped slightly compared to last year. Higher borrowing costs have clearly slowed buyer enthusiasm, with contract signings down and homes now averaging 60 days on the market. Mortgage rates have risen from around 6% in late Q1 to the high-6% range, changing the dynamics for both buyers and sellers.

Interestingly, buyers are finding more leverage: the median list price slipped to $424,500, price cuts now appear on about 20% of listings, and delistings have dropped year-over-year. Active inventory is up roughly 4%, yet national supply remains about 11% below pre-pandemic norms—proof that inventory challenges persist beneath the surface, even as buyer momentum softens.
