I feel bad for those poor condo owners who maybe stuck behind the 8 ball now that government back loans (Fannie Mae & Freddie Mac) will require full approval of the financials of the community. Streamlined "limited reviews" were eliminated. If your selling a Condo, make sure your buyers lender has gotten the process started. A 30 days escrow make take longer than it use too.

🏡 HOME SWEET HOME... AGAIN! ❤️

Some neighborhoods leave a lasting impression—and sometimes, they call you back home.

A huge congratulations to Glen & Linda (and, of course, their adorable pup, Barney 🐾) on the purchase of their beautiful new home on Darda Street in the wonderful Solera at Anthem community in Henderson!

What makes this closing especially meaningful is that 12 years ago, Glen and Linda lived just a couple of doors away. Life took them on a different path, but their hearts never really left this neighborhood. Now, they're back where so many wonderful memories were made—and ready to create even more.

market update for the week of July 12th - 19th. Look at the price decreases. No we are not in a downward market... listing have been coming to market overpriced. These price decreases are sellers realizing that they priced their homes to high. There are still deals in this market, you just have to have the right negotiation. Sometimes It's not the amount offered that gets the deal done, it's the details. Have the conversation, what does your client need? Then research the market and make it happen!

We had a great experience working with Ricki. We originally used her when we bought our home, and that process went so smoothly that we knew we wanted to work with her again when it was time to sell. Selling a home is never an easy process, and our biggest challenge was that our house ended up sitting on the market longer than we expected. I trust Mr. Brownell's analytics enough to share them with you on my FB Business page. I feel he has his fingers on the pulse of what we are seeing here in the Valley regarding Real Estate Values.
Those homes that are priced well, Sell. Those owners who are "Fishing" for a higher than comp sales price would benefit from listening to what he has to say. It all depends on what your Goals are for the sale of your home.

Great Advice! Keep in mind that if the seller provided a 1yr home warranty or you purchased a home warranty through the process of escrow, your home warranty company may provide the Rekeying of your home's locks as a service they provide. It's always best to ask your agent, or call the warranty company before paying the service yourself.
