One of the best things you can do for your business is get in a room with people who are willing to share what they’re learning.

Tuesday afternoon was another great mastermind with conversations about real estate, lending, marketing, social media, AI, technology, what’s working—and what’s not.

What I enjoy most is that everyone brings a different perspective. Nobody knows everything, regardless of how long they’ve been in the business.

I’ve been doing this a long time, and I still walk out with something new.

They slowly get smaller.

More negotiating room. Seller concessions. Less competition. More choices.

Those advantages can change little by little as the market changes.

That doesn’t mean you should rush into buying. But if you’re already planning to make a move, don’t assume today’s opportunities will automatically be there tomorrow.

You don’t have to wait until you’re ready to make an offer before talking to a real estate agent.

Browsing is how you learn neighborhoods, figure out what you actually like, see what your budget gets you, and understand the market—without feeling pressured to make a decision.

I’d much rather have you start early and feel confident when you’re ready than try to figure everything out overnight.

Sometimes it only takes one person to change your perspective.

On one of our morning walks, Atlas and I passed a blind man walking along a busy street with his white cane.

It made me think about everything I experience on these walks without giving it a second thought—the sunrise, the mountains, the scenery, and of course, having Atlas walking beside me.

He experiences the morning differently than I do. But there he was, out enjoying his walk and making the most of his day.

A pretty good reminder to appreciate the things we sometimes take for granted.

Waiting for home prices to come back down?

They might.

But waiting for yesterday’s prices to return is a different bet altogether.

Real estate markets go through ups and downs, but over the long term, home prices have historically tended to rise.

That doesn’t mean you should rush to buy. It means your decision should be based on whether the home and payment make sense for you—not on trying to perfectly time the market.
