🎰LAS VEGAS REAL ESTATE WEEKLY RECAP 🎰
July 6 – July 13, 2026
The Las Vegas real estate market is starting to feel the effects of the triple-digit temperatures. While inventory continues to inch higher, buyer activity cooled noticeably this week as many would-be purchasers hit pause during the summer heat.
🏠 Inventory increased to 9,886 homes, giving buyers more options than we’ve seen in months.
📈 New listings jumped by 74 homes this week, showing sellers are still confident enough to bring their homes to market despite seasonal slowing.
💰 Price adjustments surged by 208, a strong indication that many sellers are beginning to recognize today’s buyers have more choices and are negotiating harder.
🤝 Pending sales dropped as buyers became more selective, with many waiting for the right home—or simply waiting until the weather cools.
🔑 Closed sales fell sharply by 167 homes compared to last week, reinforcing what we typically see during the peak of summer.
💎 The luxury market followed a similar trend. Inventory remained steady at 1,229 homes, but contracts and closed sales both declined, while price reductions increased. Luxury buyers continue to have plenty of opportunities and negotiating leverage.
🌡️ Market Take
July Heat Wave = Market Slowdown
This isn’t panic—it’s seasonality.
Every summer, the Las Vegas market typically experiences a temporary slowdown as families travel, temperatures soar, and buyers become less active. The difference this year is that higher inventory means buyers have more negotiating power than they did just a few months ago.
If you’re a buyer, this could be one of the best opportunities of the year to negotiate price, closing costs, or interest rate incentives.
If you’re a seller, pricing correctly from day one is becoming increasingly important. The homes generating the most activity are the ones that enter the market competitively priced.
As always, I’ll continue watching the numbers each week to see whether this is simply the typical summer slowdown—or the beginning of a larger market shift.
