Here are a two reasons you should consider refinancing!
1. You have an FHA loan
2. Your interest rate is above 4%
FHA loans have Mortgage Insurance Premiums (MIP) for the term of the loan. (at least the first 11 years if you put more than 10% down). One way you can remove MIP is by refinancing to a conventional loan. With the low interest rates, you can have the ability to remove the MIP and save money on your monthly payments!!
If you are not taking advantage of the low interest rates, you are missing out on free money. Rate and term refinance can keep your term roughly the same as it is currently while reducing your interest rates to save you $$$$

Generally, lenders require borrowers to pay PMI if your down payment is less than 20% as an added fee on your mortgage payment. PMI is automatically removed once you have 22% equity. You can ask to cancel PMI once you reach 20% equity in your home.

3 Main reasons why you should consider refinancing

1. If you have a FHA loan. There is no reason you should be paying lifetime of mortgage insurance premiums. This is the perfect opportunity to switch to a conventional loan with a low interest rate and have the ability to eliminate PMI when you have 20% equity.

2. You have a high interest rate. If you have mid to upper 4% interest rate. It might make a lot of sense to refinance your rate. You may be saving hundreds of dollars a month!

3. You are paying mortgage insurance and your house has gained equity. If you are paying PMI and your house has gained significant equity. It might be a good time to refinance, remove PMI and lower your interest rate!
