May's statistics set a new record for the median price of a single-family home at $490,000. That’s $5,000 more than the previous all-time high, and 2% more than last month’s median price. However, one month does not make a trend. What it should tell us is that sitting on the sidelines waiting for a “buyer’s” market is probably not the best strategy. It’s better to buy when you are ready and not try to time the market.

The condominium market continues to struggle with high inventory 📉 and low sales, although the median price increased by $5000 from April. The median price increased from $290,000 in April to $295,000 last month. That’s the same price as in March.

We expect the single-family market to stay strong as seasonal demand continues to increase. Condos are still a great place to start if you’re a first-time homebuyer.

The median price dropped from $295,000 in March to $290,000 last month. The single-family home market went from $480,000 in March to $473,875 in April. We expect to see the pricing stay between $470,000 and $480,000. Inventory is starting to tighten 📦. As a result, the price drops should stop 🚫📉
