This is not Wells Fargo's first lawsuit for discriminating against Black and diverse communities. It will probably not be the last. They were also accused of conducting fake diversity job interviews.

But this one matters because a federal judge just ordered a $100 million fund specifically to help low and moderate income borrowers access homeownership. Down payment and closing cost assistance for the people who were denied access.

The system has not always worked for diverse communities. The disparities are documented. The lawsuits keep coming because the pattern keeps repeating.

What changes is when you know your options and stop waiting for the system to hand them to you.

There are programs available right now — separate from Wells Fargo — that can cover part or all of your down payment.

Most people think becoming a real estate investor requires 20% to 25% down.
It does not.

FHA loans allow buyers to purchase 1 to 4 unit properties with as little as 3.5% down. That means you can become a first time investor, live in one unit, rent out the other three, and let your tenants help cover your mortgage while you build equity in all four units.

And there is a version of this loan that renovates the entire building in one loan at one closing.

That is other people's money working at every level.
