REAL ESTATE COMMISSIONS! Who pays them? How do they work? What's considered normal? Can you as a seller avoid them?

Traditionally paid for by the seller (Listing party).
Traditionally split between the Listing broker and Selling broker.
They are negotiable with each deal.
There is no law stating what they must be or should be.
A real estate agent can negotiate additional fees in addition to the offered commission as compensation.

What is a blind offer? {WATCH OUT}

When buying property... are "Blind Offers" good tools (strategies) to use so you can secure your offers position over someone elses?

When selling property... should you watch out for and be "on guard" so someone doesn't hijack your prescious escrow time?

A blind offer is often used so someone can get a real estate offer for a property into lead position. They tend to be high dollar amounts so they get accepted...

Often times, they will be vague on the terms, financing contingencies and even conditions of the deal.

Many people use blind offers in competitive markets where good property is hard to get. They will often try and renegotiate the contract once the "blind offer" has been accepted.

So, if you're selling your property now, watch out for attractive offers that come in without someone having previously viewed the property.
- Make sure offers you accept are clear!

*** Also, the blind offer is a tool someone will use when they are looking to tie up a deal (get it into escrow) and then sell it to another buyer while in escrow. A skilled buyer can create these situations and make money on the spread or for a fee.

However, it can create problems for a seller that is on a time crunch and needing to relocate or move on another deal that's contingent on this first deal successfully going through.

In summation if you're selling, use a good realtor / agent that can sniff out these "place holder" offers. You'll want to look at all offers and look beyond just the offer price.

What do you think of this 'COVID Trace' app? Are you comfortable with it and would you download it to your phone?

NV health officials are pushing for this app to track and prevent COVID cases, but what is it really?

Here's how it works: Someone signs up on the app without sharing any personal information (Besides location, phone ID & IP address). That app will give you a unique user number, like a raffle ticket.

Now you're out in public and you stand next to another app user.

If you stand within six feet for longer than 10 minutes, the apps will talk to each other.

Using Bluetooth, the phones will exchange numbers, essentially swapping raffle tickets.

Over time, your phone will collect these raffle tickets all over town.

If one of those strangers tests positive for COVID-19, you'll get an alert on the app saying one of those raffle tickets has the virus.

Dudley Carr is one of the app's developers.

"You say 'Oh I was close to this number for 15 minutes, so I was likely exposed to COVID-19,'" he said Carr.

The app is free to download, and right now there are just over 100,000 users.

Elon Musk's "Undergound people mover project" here in Las Vegas was unanimously approved by Las Vegas's planning commission this week. Pretty exciting to see this moving forward.

The Boring Co. unveiled on Tuesday the proposed route its underground people mover project would follow through downtown Las Vegas.

A conceptual map of the route shows the system would run up Las Vegas Boulevard starting just after Sahara Avenue and heading north to Ogden Avenue. It would go west on Ogden to Main Street, then south on Main Street back to Las Vegas Boulevard toward the Strip.

The map was unveiled Tuesday evening as part of the project’s special use permit application to the city’s Planning Commission, which unanimously approved the application. The application next goes before the City Council.

With road projects already underway on Las Vegas Boulevard between Sahara and Stewart and on Ogdenbetween Main Street and and Third Street — on top of a recently completed project on Main Street — the city has a wealth of information available on underground utilities in the area, which should help advance Boring’s project.

“We have that entire route either under construction today at the surface level, where we’re putting in new utilities, or we’ve recently completed it,” said Michael Janssen, director of public works for the city. “What’s unique about that is that we have a wealth of information that we’ve been able to share with the applicant (Boring Co.), where if not for that they would be starting from scratch.”

Boring President Steve Davis said the fact the city already had information on the utilities available probably saved about three months of work.
