LAS VEGAS HIGH-RISE Q3 MARKET REPORT

The latest Q3 2025 Douglas Elliman market reports reveal a dynamic story for Las Vegas real estate. Overall, the market continues to balance steady demand with selective growth at the top end — particularly in the luxury and high-rise sectors.

The high-rise market shows similar nuance. Sales volume softened slightly, but values moved decisively upward. The median price rose eight percent to $560,000, while the average price surpassed the $1 million mark — a 41 percent year-over-year increase. The highest sale this quarter closed at $9.5 million, reflecting the continued appetite for premier penthouse and Strip-view residences. Condotels, meanwhile, remained stable, with prices largely flat but price per square foot up four percent.

In short, we’re seeing a more measured market — but one that continues to reward quality, location, and lifestyle. Whether in the towers of the Strip or the gated communities of the Valley, the data affirms that Las Vegas remains one of the most resilient and desirable markets in the West.
