FAQ: How much money do I need to have saved for the home buying process?

A: Some of the expenses you’ll want to prepare for when house hunting go beyond the down payment (but the good news is, you don't need 20% down to qualify for a mortgage)! Here are a few things you’ll want to keep in mind when budgeting for the home buying process.

πŸ” Home Inspection ($400-500)
πŸ’° Earnest Money (1-3% of the purchase price)
πŸ“Š Appraisal (Around $500)
🧾 Down Payment (Depending on the loan type you qualify for, this can vary but can be as low as 3% - check with a mortgage professional for exact numbers and percentages)!

2022 GREEN FLAG: Embrace the imperfect home - Hear me out!

My goal for 2022 is to help more people love where they live ❀️ (and no, that doesn't mean you have to move)!

The first step is knowing that your home doesn't have to be perfect to be loved!

When you think of the memories you've made in your home, do you ever remember how organized it was? How Instagram-able it was? How Pinterest worthy? I'm guessing no.

That doesn't mean you can't love having an organized home or that having a great sense of home style is bad.. it just means, let's make 2022 the year where we don't let apps and pretty kitchens cause us to compare our lives to someone else's.

Your home is perfect because it's yours.

1. Schedule a home buyer consult with ME! This is where you'll learn everything you need to know about the buying process from start to finish.

This is where you get your questions answered and a plan mapped out (even if you're not ready to press play on your home search for several months).

2. Curate a Spotify playlist of your favorite songs to listen to while driving 🎡 and hit the road! It's time for some research!

Start checking out locations you're interested in. The subdivisions, nearby amenities, where the schools are, how far it is from work. Scope out some specific neighborhoods you have in mind to make sure the layout and lots are desirable to you!

There's so much you can do to prepare for your home search before you actually start looking at houses. This will help increase your confidence when the time comes to lock in the home you love! It will also eliminate any surprises like "I didn't realize you could hear the freeway from this neighborhood, ugh!"

One of the biggest lessons I've learned is that buyers think they know exactly what they want until we actually start looking. Doing some pre-house hunting homework will help you decide if you absolutely love the area (as in YES I want to live here, there's a coffee shop in walking distance!) or "Actually, it's probably a little too busy for our family".

3. Have a conversation with a local lender. Don't be scared, you don't have to get pre-approved yet if you're not ready!

Most pre-approvals only last 90 days so if you're not wanting to move until Fall of 2022, you might not be ready for this step yet.

However, meeting with a lender will help get you prepared for how much you'll need to have saved, how you could potentially improve your credit score to lock in a better interest rate and all the financing details you'll need to know to buy with confidence!

Winter is the new Spring - why listing your home now might be a good idea 🌟

Listing your home in the winter is a totally different game but it might be the right decision for you!

Here are the pros and cons to consider before you list your house this Winter:

PRO: Buyers who are on the house hunt in the Winter months are typically pretty motivated. Whether they sold their house and are in a hurry to lock in a new one, are relocating for a job or that perfect for them home just happens to hit the market mid January (it could be yours!) these buyers are ready to MOVE!

PRO: Listing in Winter means less competition for your house.

New buyers tend to emerge from their Winter cocoons in the Spring. Because of that, a lot of sellers think they're going to wait for that "sweet spot" to list. But is it really that sweet when every seller is following that same plan? Something to consider!

When you're the only house for sale on the block (or neighborhood), there will be less options to be compared to!

PRO: Buyers want to lock in their interest rates yesterday! Interest rates still hovering at historic lows making buyers ready to make a move!

On the flip side, here are some of the cons to consider.

CON: Possible limited curb appeal - Do you have a house that really shines in the Summer? A beautiful pool you'd love to show off, a great spot on the water, amazing sunset views from your porch, etc.

If your home has several *Summertime* features that don't show as well in the Winter, you might want to hold off until Summer mode so you can showcase your home at it's best.

CON: Less competition - Are you thinking "WAIT! I thought you just said that's a PRO!" Let me explain.. while your home itself tends to face less competition in Winter months, there are also less buyers looking in general meaning you might not see that heat of the market competition sellers can experience. An over-asking offer can be more likely when multiple buyers are drooling over your home!

LOCATION LOCATION LOCATION is still heavily relevant in the real estate market today, it just looks a little bit different.

2020 is still shifting what people want in a home. *Cue "So tell me what you want what you really really want"... I'm going to tell you what they want!

With many jobs still remaining at least partially remote, the commute to the office is no longer a top priority for home buyers which is one reason why we're still seeing so many buyers prefer the suburbs.

Buyers now have more flexibility in the location they choose to call home (aka now they can choose a home because it's closer to Target vs closer to the office)! After all, they need to go to Target for all the work from home essentials required for their new home office space (also still a WANT for many buyers).

While more space is also what people WANT, housing affordability might cross that off the wishlist (or at least knock off a couple hundred square feet). But remember, bigger doesn't always equal better! You can still find a perfect size home for your needs!

Lastly, the housing inventory might be getting better but it's still projected to be limited - womp womp.. Combine that with high and rising home prices means the home buying process could still be challenging for buyers this year (BUT 100% POSSIBLE! So don't give up)!

Just get started sooner rather than later to set yourself up for success!

That's a wrap on our "Saving for Homeownership" Challenge! I put together a checklist for you to save or screenshot with more tips to help you continue on your savings journey!

Here are some additional details on each one:

1. Schedule "no spend months" throughout the year - try one in February where you don't buy anything that isn't a necessity and see how much money you can put away into savings from that alone!

2. Set up a savings system - Set realistic savings goals and a plan for how you're going to save that much each week or month.

3. Set up a monthly money review process - This is like doing what we did on Day 2 of the challenge and making it part of your monthly routine! I think this is great for keeping an eye on what you're spending money on so you can cut back where needed!

4. Use the 72 Hour Rule - This is my favorite! If you have the idea to purchase something - whether it's that one click buy from Amazon because you really wanted that new book that Amazon "suggested" or that gadget you just have to have for your kitchen! Well instead of hitting that one click buy, hit add to cart, then wait 72 hours to make the decision to buy it! Stop the impulse shopping in it's tracks.

5. Talk to a local lender sooner than later to learn how much you need to save for a down payment. (You don't have to put down 20% to buy a home).

DAY 5: AUTOMATE IT πŸ’°

Did you know most people give up on their New Year's resolutions by January 17th?

Less than 3 weeks of glorious motivation before we give up on our goals 😩

But that doesn't have to be you! Remember WHY you made this savings goal. The WHY behind buying your first house.

To host family gatherings and sit around the table playing card games, to finally get a black lab and play fetch in your own backyard, to start a family and raise your babies in a place of your own (and paint the nursery pink)!

Keep that WHY close. Write it on a sticky note and stick it on your desk or bathroom mirror - wherever you'll see it daily.

In addition, I have a simple way to make sure your money saving goal sticks: make it automatic!

Setting up automatic savings is like built in accountability because it forces you to save a specific amount of money without having to think about it.

Treat it like a monthly expense or bill and you'll be able to start seeing traction quickly! πŸ“ˆ

Now that we've analyzed our previous spending habits and checked our credit scores (and debt amounts), it's time to track future spending.

Set up a Google Doc or start a note in your notes app and start tracking your spending. Do this for 30 days so you can become hyper aware of what you're spending money on, on the go.

Grabbing that extra latte every day or ordering from your favorite online boutique a few times a month could be adding up to way more than you realized. When you have to write it down in the moment, it will become a lot more evident as to what is adding up fast that is preventing you from saving for what it is. you really want!

DAY 3: CHECK YOUR CREDIT SCORE

Today is especially important if you're saving for a home. Your credit score will impact what type of loan you can get approved for, how much you have to put down, the interest rate you'll lock in your mortgage at and how much house you can afford to purchase based on your debt to income ratio.

After learning your current credit score, you can make a plan to increase that number and / or pay down debt that is contributing to that score.

Bonus Tip: Set yourself up with an account like EXPERIAN to protect your credit score and keep close tabs on where it's at!

DAY 2: ANALYZE YOUR SPENDING HABITS

Look at and analyze your last 30 days of spending. Highlight unnecessary expenses and determine what you can eliminate.

Since last month likely included Christmas shopping, you might want to go 2 months back to see a "regular" spending month!

You can print off your bank & credit card statements & go through them with an actual highlighter when you see something you didn't need to buy or an "extra" expense. Or you can do it digitally and create a Google Sheet list of those specific items and what they added up to.

This will give you a good glimpse into where your money is going that wasn't necessarily planned and can help you eliminate similar expenses in 2021 so you can instead funnel that money into savings for whatever your Day 1 goal was! (NEW HOME πŸ™)
