I always hear the same tired line from Homeowners that "All home warranty companies are the same" & then an issue pops up that's not covered but all their buddies who experience the same issue but use use different companies have their issue covered.

Clearly not all home warranty companies are the same. Sometimes the differences are subtle. That's why it's important for consumers to take their time to perform their own due diligence when picking the right company & set of coverages for them & their property.

Never leave it up to an Agent to decide for you. Only an Owner knows what's best for them.

99.9% of the consumers out there when told a 6 bedroom house is being sold for $8,000 would instinctually & quickly ask "For that price what's wrong with the house?".

Unfortunately there is that .1% of consumers who don't have that instinct & take zero responsiblity themselves like in this story.

Always do your due diligence, get an inspection, & ask questions.

Talk about finding out the hard way as a Buyer. This is exactly why Agents should not dabble in areas of the business they have no experience with. Locating utilities is one of the basics of real estate.

Unfortunately, in my 28 years of real estate I've had more than one Client to me to see of I can get them "out of trouble". Those are their words not mine.

Best word of advise is don't get into trouble in the first place. Higher a competent Agent for the job.
