I get asked all the time being a former New Yorker to explain how lopsided the housing laws are in New York & usually my discussion is met with disbelief or critism that I'm exaggerating.

Or I'm part of a Tenant rights discussion about local real estate where the conversation goes directly to the dubious comment that "Vegas should be more like New York". A comment only said as a dismissive by somebody who is usually ignorant of New York's current housing laws & conditions.

Unfortunately these sort of stories happen all the time. I cannot stress how important it is to use reputable & licensed professionals. Almost always is the lure of a super low bid which is the #1 tell tale sign something may be amiss.

I take my referrals very seriously. 100% licensed & insured. And if you wouldn't have you preform work for me there is no way I'm going to refer you to any of my Clients, friends or family.

I hired a handyman named Raul to demo this awkward half-wall. He quoted me $800. He showed up, taped the floor, put his drill down, and said, 'I need to go to Home Depot for a sawzall blade.' He never came back! He took my $400 deposit and ghosted me! I literally have his drill held hostage on the shelf. I called him from a different number and he hung up. People are absolute trash.

“With the economy improving and the average 30-year fixed-rate mortgage nearly a percentage point lower than last year, more homebuyers are entering the market,” said Freddie Mac Chief Economist Sam Khater.

Mortgage rates ticked up slightly this week to 6.09%, after recently hitting a three-year low. Rates track closely with the 10-year Treasury yield, which has been volatile amid inflation concerns and global trade tensions.

Borrowers’ final rates also depend on personal factors like credit score, down payment, and loan type, meaning shopping around can still save thousands.

I cringe everytime I hear a residential Agent say outloud, "I don't do land". This one is a pretty clear cut case. But here in Las Vegas where we have tons of acres of undeveloped land as infill & surrounding the valley it's not always so clear. More reason to higher an experienced Agent.

The Ivanpah solar energy faculty just west of Las Vegas along the I-15 was such a boondoggle in every sense of the word. It is actually credited for running up energy costs for southern Californians instead of decreasing them. There was a great documentary on this facility & it's shortcomings on YouTube. I will share the link in my next post for those that are interested.

The Ivanpah Solar Power Facility in California, once hailed as a breakthrough in renewable energy, is set to shut down in 2026 after years of underperformance.

Built at a cost of $2.2 billion with $1.6 billion in federal loan guarantees, the plant promised to deliver clean, reliable energy, but it never quite lived up to expectations.

The facility, which uses mirrors to focus sunlight and generate power, struggled to produce enough energy to meet its goals.

It also relied on natural gas for preheating and consumed nearly 900 million gallons of water annually, raising environmental concerns. Birds flying through the area were harmed by the intense heat reflected from the mirrors, adding to the criticisms.

Experts say the technology quickly became outdated, especially compared to modern solar panels, and couldn’t compete efficiently. While Ivanpah’s closure is disappointing, it provides lessons for future large-scale renewable energy projects.
