Good morning, Henderson. Starting the week with an actual market check-in — not just noise.

Fresh off the latest GLVAR numbers (rolling 12 months, single-family homes):

📍 Median price: Henderson is at $530,000 — down about 1% from $535,000 a year ago. The entire MLS is sitting flat at $480,000.

📍 Days on market: Homes in Henderson are now taking 29 days to go under contract, up from 25 last year.

📍 Months of supply: Up from 3.9 to 4.4 months. Still a fairly balanced market, but it’s tilting a little more toward buyers than it was a year ago.

What that actually means: prices aren’t crashing. Buyers just have a bit more room to negotiate and a little more time to think than they did last year. That changes how you price a listing — and how quickly you need to move if you find a home you like.
