🇵🇹 vs 🇪🇸 Plenty of international buyers are debating Portugal vs Spain right now — so let's actually look at the numbers.

On price:
The Algarve's median price per square metre sits at approximately €3,630 — against a Costa del Sol average of around €5,120. That's roughly 30% less for comparable coastal living. Parts of Marbella run €5,500–€10,000/m². The Algarve simply doesn't have that ceiling in most areas.

The visa comparison:
🇵🇹 Portugal D7 passive income visa — €920/month
🇪🇸 Spain non-lucrative visa — €2,400/month
That's 2.6 times higher for Spain. For anyone planning to live here on a pension, rental income or investments — that gap changes everything.

Portugal also wins on these tax:
✔️ Long-term rental income taxed at just 10% — Spain charges 19%
✔️ No wealth tax — Spain applies one in multiple regions
✔️ No inheritance tax between spouses, children or parents
✔️ Annual property tax (IMI) 0.3–0.45% — Spain's IBI runs 0.4–1.1%

On Golden Visas:
Neither country offers a property-linked Golden Visa. Portugal closed the route in 2023. Spain suspended its programme entirely in April 2025.

Where Spain genuinely has the edge:
✔️ Greater regional diversity — wide price range from very affordable inland to premium coastal
✔️ More property supply overall
✔️ Larger established expat communities in certain areas
✔️ More options across different budgets nationally

💵 Good news for American buyers looking at Portugal right now.

The US dollar is strong against the euro — and if you've been sitting on the fence about buying in the Algarve, that matters more than you might think.

Here's what the numbers actually mean:
Right now 1 USD = €0.8666 — near the top of its 52-week range of €0.8317–€0.8755.

In real property terms, on a €680,000 villa that's roughly $785,000 today.

At the 52-week low that same property would have cost you closer to $818,000.

That's a $33,000 difference — just from exchange rate movement.
What's coming:
Forecasts suggest the dollar may soften slightly over the next 60–90 days as we move through summer. Not dramatically — but the window of maximum buying power may be narrowing.

Strong dollar + confirmed mortgage rule changes landing August 1st = genuinely good reasons to have the conversation now rather than later.

If you're a US buyer considering Portugal, currency strategy is as important as property selection. I always recommend working with a specialist currency exchange service rather than your bank — the difference in rates can be significant on a transaction this size.

On 20 January 2026, a brand new Double Taxation Convention between the UK and Portugal quietly came into force — replacing a treaty that had been in place since 1968.
This is also the first tax treaty between the two countries drafted entirely in the post-Brexit world.
What does it actually mean for you as a UK buyer?

Your pension won't be taxed twice — once by HMRC and again in Portugal

Rental income from UK property stays UK-taxable, but you can claim credit in Portugal to avoid paying twice

Capital gains on property sales are now governed by clearer, modernised rules

The overall framework gives UK buyers in Portugal significantly more clarity and certainty than they've had in decades

It doesn't replace the need for professional tax advice — in fact it makes that conversation more important, not less. But it removes one of the big unknowns that historically made some UK buyers hesitate.
