Under contracts, 497. That's the first time we've been under 500 units since early July.

We've had a number of over 500 closings. Not that that's exciting because 500 is just a low to average number.

That gets us on a pace to have 2,000 to 2,500 closings a month, which isn't anything exciting.

Las Vegas has always been a little unbelievable.

But some of its strangest stories are completely true.

A real estate auction helped launch the city. Tourists once came here to watch nuclear tests. Two men stayed in the air for 64 days without landing. Parts of the valley sank more than five feet. And a closed casino played a role in changing civil rights in Las Vegas. 🤯

We spend so much time talking about what Las Vegas is becoming that it’s easy to forget how wild the story of this city already is.

July’s Las Vegas housing numbers are in, and the market continues to shift.

Single-family inventory climbed to 7,189 homes, while the median sales price dropped back to $485,000. Sales remained nearly flat year over year, and buyers are still taking their time.

At the same time, mortgage rates have started easing off their summer highs and inflation in the West cooled to 3.0%. That could create a little more opportunity for buyers heading into the fall.

The takeaway: more choices for buyers, more competition for sellers, and a market where strategy matters more than ever.

Head across the valley and you’ll find median prices closer to $400K.

And price isn’t the only difference. Inventory and sales activity vary considerably depending on where you live.

That’s why we don’t look at Las Vegas as one housing market. Your part of town has its own numbers and its own story.
