IT’S HAPPENING. 🌵🥾

Okay, maybe not quite yet. 😂

Las Vegas is starting to show signs that hiking season might eventually return, which means we’re getting closer to our annual migration out of our centrally cooled homes.

Soon we’ll be able to hike, walk the trails and actually exist outdoors without questioning every decision that led us to this desert life.

We’re definitely not at “go hiking at noon” weather yet, so let’s not get carried away. But cooler mornings are coming, and I’ll take it with a cup@of coffee on my patio!

Where are you heading first when Vegas officially becomes habitable again?

We can choose a list price. But we don’t get to choose what a home is worth.

When I sit down with a seller, we look at the information we have right now. Recent sales, current competition, what buyers are choosing and what they’re passing over. Then we use that information to choose the best starting price.

But once the house hits the market, we start getting new information.

New listings come on. Other homes go under contract. Prices change. Buyers respond, or they don’t.

That’s why I keep my sellers updated every week on what’s happening around their home and exactly where we fit into that picture.

Because ultimately, the market is going to tell us what a home is worth. It’s worth what a buyer is willing to pay for it.

My job is to pay attention to what the market is telling us, keep my sellers informed, and adjust our strategy when the information tells us we should.

The goal isn’t just to put a house on the market.

It’s to get it sold.

Apparently Celery is a Color of the Year for 2026.

I discovered this while wandering through Lowe’s looking at paint colors and design ideas today.

And I have questions. 😂

I don’t hate it… but I don’t know how liberally I would use it !

Is it Color of the Year worthy?

Are we ready for celery walls? Cabinets? A bathroom?

I need opinions. Celery: yes or absolutely not? 😂

A little relocation homework before my buyer gets to Las Vegas. 🏡

This week I toured several new construction and attached-home communities to get a better feel for what might actually work for him before his upcoming visit.

Floor plans, commute, outdoor space, HOA considerations, location... some things just make more sense once you’ve actually walked through them.

A few communities stayed on the list. A few got crossed off. And that’s kind of the point.

When someone is moving to Las Vegas from out of state, I want their time here spent looking at the options that actually make sense for them, not figuring out what we could have eliminated ahead of time.
