Here in Vegas, inventory is growing, buyer demand is slowly dwindling, and new houses may have to consider price changes. It maybe safe to say that we are past the peak of high prices in Vegas. If this trend continues it would be only matter of time until prices ease up, as of now we are still in a seller market, just not as strong of a sellers market as we were at the beginning of the year.

Interesting take on the market. Short term we may still see prices rise a bit more, longer term 6 months and out, we may see prices reflect the growth in inventory and slowing buyer demand. It maybe 3, 6, 8 or even a year until we see a true buyers market here in Vegas.

Despite rising rates homes are still selling. Vegas has historical low inventory & buyers are jumping at homes before rates rising higher. In my opinion, it will still be a good time to sell until next year, then after all the buyers that were planing on buying anyways have locked in their rates. New buyers entering the market may find the higher prices & rates more challenging, MLS inventory is starting to grow as well so we are headed to an eventual balanced market. Let’s see how it goes

Mortgage applications fell 12% week to week. Refinance applications fell another 10%. Fed might raise rates again. If your looking to buy, you may want to lock in your rate asap and refinance later if rates go back down. If your looking to sell, this summer could be the last hot summer market before it cools off for a undetermined period as buyer demand starts to subside.

Higher mortgage interest rates are hitting homebuyer affordability hard, and that is showing up in a sharp drop in mortgage applications.
