Not necessarily. FHA loans in Vegas approve buyers with scores as low as 580. Conventional starts at 620. Most people assume they need 740+. They don't.

The "buyer's market" headlines miss something important: leverage in Vegas is hyper-local. One zip is negotiable. The next one over is still selling in 8 days with multiple offers.

Where buyers have real leverage right now:

🟢 Southwest Las Vegas — inventory piling up, sellers dropping prices, closing credits common
🟢 Parts of Henderson (Green Valley, Anthem) — homes sitting 45+ days, room to negotiate on inspection
🟢 North Las Vegas — builder incentives ($15K–$40K in credits), reshaping the resale market

Where sellers still hold the cards:

🔴 Summerlin (guard-gated communities) — still competitive, priced-right homes move under 20 days
🔴 MacDonald Highlands + The Ridges — luxury tier appreciating 6–10% YoY, limited inventory
