Congratulations to Yuki and Jon on their Brand New Home!

After looking at a few homes that were on the market last summer. The choice was made to go with the new construction route. Luckily we were able to snag one of the last lots in the community.

We locked into the contract early in August and secured a great price before the housing market kept its run on price increases. The price of this particular layout has been increasing month over month. Currently, other communities have this base model priced at $50k+ of what we had under contract. In addition to the price point, we were still able to take advantage of the incentives the builder still offered at the time.

"How's the market looking?" is a common question I get. Here's a quick snapshot of how the Las Vegas Market is looking in regards to traditional sales for Single Family Residences.

Growth from September 2021:

Median Home Price increased 0.9%
Median List Price increased 1.2%
Inventory Available decreased 5.1%

Congratulations to Edna and Ricky on their Brand New Home!

It was a pretty straight forward search with these two. Their KB Home selection was their number one choice and it was confirmed after looking at other new construction options.

We locked into the contract early in the year and secured a great price before the housing market started to take off in the spring. The price of this particular layout has been increasing month over month and by the time of its completion, the base price has risen over $40,000!

Love what you guys have done so far with your decorations and glad you were able to host Thanksgiving in your home 🦃.

Congratulations to Marie & her mom for closing on their condo!

After initially touring the condo we put an offer in to secure the deal; beating out others including a cash offer that was ready to go. We even negotiated credit toward closing costs!

Median List Price increased 1.4%
Inventory Available increased 8.3%

After just 4 days on the market, we ended up receiving a total of 34 offers on the property. We accepted an offer the night we were to discuss all the offers. Unfortunately the first offer we had accepted ended up backing out for personal reasons.
 
We ended up going with our backup offer and have just closed escrow 4 weeks after escrow was opened!

We were able to receive our asking price plus some! The house appraised well and there was an appraisal contingency added to increase the offer amount, not to exceed the offer price.

Overall the process was smooth and the seller will be able to have peace of mind about being done with their old home.

Congratulations to Kahi and Ave on their new home!

They will be making their move from Hawaii to Las Vegas.

We've been trying to get into this particular neighborhood since late November/ early December. Here comes March and we find out that we will be able to move forward with their lot and construction.

Fast forward to now, house is completed. Now you have a place to call home rather than just visit Vegas.
