I was able to score on this house for them sight unseen with an extensive video tour, and an aggressive offer. Offered 355k with 15k above appraisal, In the end they got instant equity appraising at 360k and it saved them from having to pay that extra 15k in cash!

"Time to pack up my books and stuff and get on down the road...toย  make a very, very long story short, I finally used my "older" GI Bill benefit for a V.A. loan. My destination after considering two states was No. Las Vegas, NV. Tried and did not "click" with a few R.E. agents until I was put in touch with Amir Nakhai. Amir walked me through every step from finding me a different lender than who I started with, to making sure everything that needed to happen, happened. Knowing I'm a full time employee (working remote) in California and I can't just drive/fly/walk to N. Las Vegas he helped me look at homes I selected through photos and videos and WhatApp live videos at the residences. His interface with the seller's reps and the sellers was professional, kind, courteous and represented me better than I can. And his opinion was solid on the purchases while not making any decisions for me, but with his experience and understanding of the market he helped me find my home. I've looked to purchase a home in the past 21 years as I hit my working professional stride, but it never worked with the RE agent. Amir gets it and works with Veterans and active duty and guard and reserve and he GETS it. He made sure my best interests were always looked after by the lender, seller, and title reps. This was not an easy escrow close because of challenges no one saw coming, but Amir was there every step of the way discussing options to getting things done and working with the lender and title asking the questions I didn't know to ask. Sales of new U.S. single-family homes tumbled to a 14-month low in June and sales in the prior month were weaker than initially estimated, the latest signs that expensive lumber and shortages of other building materials were hurting the housing market.

The third straight monthly decline in sales reported by the Commerce Department on Monday followed news last week that permits for future homebuilding dropped to a nine-month low in June while home resales rebounded modestly. Higher production costs are forcing builders to scale back, keeping supply tight and boosting home prices to the detriment of first-time buyers.

Va appraisal took place at my listing with the value coming in below accepted offer price of 355k. Tidewater was initiated, where buyer and listing agent have 48 hrs to present additional comps to get a higher appraised value. I left additional comps, ammenities brochure, receipt of upgrades done to this new build home, 16 offers with an average offer price to show value/demand and a letter of "out of box thinking" type extras. All I was trying to do is show value where my seller will net and the buyer will have the majority of the purchase price on the loan and less cash at closing to pay for appraisal gap. Appraisal came in very high helping both clients out. When it closes it will be the highest selling home in the community by 50k ๐Ÿ˜Š

My latest listing is off the market! A busy weekend of 25 showings with 16 offers cam down to negotiating between a hedge fund company's cash offer, looking to turn this house into a rental or a deserving military family pcs'ing looking to serve in our community and the world. Not only were the military buyer's offer better but my clients desire to give an opportunity for a real family to live and prosper from home ownership. Good people helping good people
