As of September 2024, the Las Vegas housing market is experiencing mixed dynamics, reflecting both opportunities and challenges for buyers and sellers.

Home Prices:

The median sales price for single-family homes in Las Vegas was $476,875 in August 2024, a slight drop of 0.7% from the previous month but up 6.6% compared to August 2023. Despite this, housing prices are still significantly higher than in past years, showing overall resilience​.

Condos and townhomes saw a 1.4% decrease in prices from July to August, with a current median price of $292,000, yet still maintaining a slight year-over-year increase​
Inventory and Market Activity:

Inventory has been rising, with a 2.5-month supply of homes available as of August, a 14% increase from July and a 27.5% rise compared to the previous year. This increase in available homes is contributing to longer days on the market, with more homes sitting unsold​(Summerlin Real Estate | Angela O'Hare).
Despite these shifts, homes that are well-priced and in good condition continue to sell relatively quickly, with 66.8% of homes selling within 30 days​(Norada Real Estate Investments)​(Summerlin Real Estate | Angela O'Hare).

Luxury Market:

The luxury market saw a notable decline in the number of homes sold over $1 million, with a drop from 158 sales in July to 138 in August. Additionally, the median price in this segment fell to $1.3 million, down from $1.45 million in July​

Market Trends Moving Forward:

The market is showing signs of cooling, particularly as more listings are hitting the market and price reductions are becoming more common. However, the long-term forecast for Las Vegas still anticipates moderate growth due to factors like economic diversification and population increases​

Overall, while the Las Vegas market remains strong in certain sectors, increasing inventory and subtle price adjustments suggest a softening market as we approach the end of 2024.
