New Build Does NOT Mean No Inspection!

I’m leaving a final inspection on a beautiful new construction home, and this is such an important reminder:

Always have your own independent home inspection, even when buying a brand-new home. 🔍

During the third-party inspection, we found more than six items that needed attention. The builder happily took care of everything that was identified.

Today, we completed the final inspection, and everything has been addressed. ✅

My buyers can now move into their new home with greater peace of mind, knowing that the items found during their inspection were taken care of before they took possession.

Whether you’re buying resale or new construction, an inspection matters.

A new house is still a major investment. Don’t assume “new” means “perfect.” Having an independent inspector looking out for you can make all the difference.

Just leaving a great meeting with my Certified Residential Specialist (CRS) group, where we had an excellent discussion about disclosures with attorney Lee Drizin.

Sellers, here’s your friendly reminder: Disclosures are important! 🏡

Disclosing a known issue with your property is not necessarily a negative. Transparency helps protect you, informs the buyer, and is an important part of a successful real estate transaction.

Failing to disclose something you know about can potentially expose you to significant liability and litigation later.

When in doubt, disclose and ask your real estate professional or attorney.

A little knowledge today can save you a lot of trouble tomorrow. 😉

Today, I celebrate this incredible country with a heart full of gratitude. Becoming a proud American citizen in 2001 was one of the greatest honors of my life. As someone born in Peru, raised in Israel and Costa Rica, and blessed to build my life here, I never take this privilege for granted.
